A clearer view of your home.
An illustrative snag-report format showing how observations could be organised. All entries below are invented examples, not findings from a customer property.
This original demonstration contains no client details or project photographs. Actual scope, findings, priorities and deliverables are agreed for each inspection.

01 · Scope & access
Example scope: visible finishes and accessible doors, windows and cabinetry. Record excluded rooms, restricted access and unavailable services here. No instrument tests are represented in this example.
02 · Findings register
On a real report, photograph references would link each observation to its location. No photographs are included in this demonstration.
| Item / location | Illustrative observation | Priority / next step | Tracking |
|---|---|---|---|
| EX-01 Living-room door | Handle has noticeable play during normal operation. | Functional Ask the installer to inspect and secure the fitting. | Example only Photo: not supplied |
| EX-02 Bedroom wall | A small paint blemish is visible near the skirting. | Cosmetic Review surface preparation and matching touch-up. | Example only Photo: not supplied |
| EX-03 Kitchen cabinet | Shutter edge contacts the adjoining front during opening. | Functional Check alignment and operating clearance. | Example only Photo: not supplied |
03 · Priorities in context
- Safety concern: record the observed concern and refer promptly to an appropriately qualified specialist. Do not treat a label as a diagnosis.
- Functional: an observation affecting use, operation or fit.
- Cosmetic: a visible finish issue with no functional effect identified within the agreed check.
Priorities depend on the observed condition and its context. An inspector should explain the reason for each classification.
04 · Rectification & recheck
A tracking register can record the party contacted, action reported, date and verification status. A reported repair should not be marked verified without a suitable recheck. Reinspection availability and charges are agreed separately.
05 · Measurements, if included
Record the measurement location, method, units and limitations. No dimensions or water readings are included here. Optional readings do not constitute structural, area, electrical or drinking-water certification.
Report limitations
Findings in an actual visual inspection reflect accessible conditions on the inspection date. Concealed and inaccessible defects may remain undetected. The report does not replace specialist assessment or provide a guarantee of the property’s condition.
